Documents You'll Need To Get A Loan

 When you apply for a mortgage, your loan officer will request certain documents to provide insight into your financial situation and needs. Here are some examples of the documents you may be asked to provide:

 

  1.  Employment letter including start date, job title, and salary (If you are self-employed additional documents are required)
  2.  Recent pay stub (within 30 days)
  3. Notice of Assessments (NOAs) from the last 2 years
  4. Proof of down payment – a 90 day account history of RRSP or TFSA statements, gift letter etc.
  5. Void cheque or Pre-authorized Debit Form (Bank stamped) for mortgage payments
  6. Confirmation of funds for closing costs (Typically 0.5-1.5% of purchase price)
  7. Government issued photo ID
  8. Name of the lawyer and realtor you would like to use
  9. Offer-to-Purchase and MLS Feature Sheet
